Phase 2 - Design & Programming

• After visiting the building site, researching code requirements and an extensive interview with you, the client, Conceptual Design begins.
• Drawings including site plans, floor plans, elevations, roof plans, etc., are created to convey the design intent.
• Hire the TEAM.
• Your team should consist of the Builder, Interior Designer, Landscape Architect or Designer. Each is provided with copies of the Conceptual Design for their general review and budget review.
• One should expect this process to occur 3-5 times to come to a completed and approved design concept.
• Individual disciplines meet as necessary to deal with questions and concerns.
• Design of particular elements by individual disciplines undertaken to solve elemental design problems.
• Conceptual Design Drawings are converted into CADD Drawings refining details and design in preparation for preliminary construction pricing and jurisdictional approvals.
