for you illustrating the amount of square footage available and location
for the building. At this time other design requirements are determined and
other team members; i.e., the builder, the banker, et cetera are incorporated
into the team.
Q: How much will plans cost?
A: Every project is different in size, style and degree of difficulty. Lucia,
Kassik & Monday offers varying levels of service and you may select the
services that meet your needs. As a general guideline, one could calculate
fees via a percentage of construction costs ranging anywhere from 6% to 15%.
Q: How do we keep costs under control?
A: Lucia, Kassik & Monday forms a team with the builder or builders and
other industry professionals and suppliers to assist in the budgeting process.
You have choices as to the methodology of creating your team, either by pre-selecting
a builder or creating a bidding package to submit to several different qualified
builders. As Lucia, Kassik & Monday creates the design, we acquire estimates
to educate us regarding the cost of construction. We then have what we need
to make informed choices about the scope of the project.
Q: How do we find a professional and reliable builder?
A: Lucia, Kassik & Monday has several qualified and respected builders
we can recommend to the client based on the scope of work. When we do work
with a new builder, we request a corporate resume, personal and professional
referrals, professional affiliations and bank references.
Q: How long will this project take to complete?
A: Every project is different in size, style and degree of difficulty. In the
Central Florida market, it is typical for a custom home to take at least
10-14 months of construction time.
